Screw drive or Belt drive garage door opener?

Finally, after 9 years of operation, my crappy builder grade garage door opener gave up the ghost and it is time to replace it with a quiet one. Can't decide on screw drive or belt drive. Have heard that when a belt needs replaced, it is much easier to replace than the screw drive mechanism when it goes.
Could probably see if I could fix mine (my neighbor and I fixed his when a plastic gear stripped out). But they are cheap enough that I just want to replace it. Found one at Home Depot that stores a charge so that even if the power goes out, it will work

Going on 10 years with a Genie screw drive unit. Holding up great. Once a year the drive gets greased.

I've got a belt-drive that's whisper quiet and hasn't given us a second's problem in 12 years. It's a Genie, has 2 adjuster screws to fine-tune the up&down limits, easy to add remotes, has rolling code technology, and was an easy install. So easy, in fact, that after I did mine, my father in law conscripted me to put them in both of his garages. I should moaned and groaned more, I guess.
Also, no greasing. After 10 years of being our primary entrance, it got squeally, so I put a few drops of ATF onto the bearings.

If you want quiet get a Martin, they are the quietest I have ever not heard but also the most expensive.

Most of them have a Lifetime warranty.

I believe Home Depot is an authorized distributor.

I have a chamberlain belt model. Can actually have a cell phone conversation in the garage while opening the door. My buddy was so impressed that when his genie screw drive finally broke (~8 years in service) he replaced it with a chamberlain belt drive. Also, it's so quiet that it won't wake my son - his bedroom shares the back wall of the garage.

It might take me a little bit to get there and might not leave. Not sure what it is like there for openers, but here we have chamberlain (retail stores) and we have Lift Master (door companies). Both are made by chamberlain but Lift Master will have a one piece rail instead of being pieced together. If you want quiet go for the belt drive and DC powered motor.
