Man talk about your hopes going down the drain!!!

Geeez just when I get my hopes up and get all excited, my hopes get shot with a 12GA..........

So I've been looking at selling my house and moving for awhile now, but I just haven't found anywhere I want to go just yet. My neighbor hood sucks and I'm tired of living in the city.......I want to go back to having some land.

So my girlfriend and I have been looking non stop for houses around that have a couple acres ( nothing to big ) that isn't just stupid in price. Well we found this house not far from where we are now that has 9.5 acres and a TINY TINY TINY TINY house on it for $330,000....which around here is a pretty good deal just for the land. Well we looked at the house and decided it was just way to small and would cost a bundle to either add on or just build new.

So I got an idea to ask her grandparents if they'd sell any of there land.....cuz they have a TON of it. Plus they have a couple rental properties in a small town that is so nice and quiet and will never grow to much more than what it already is. It's completely surrounded by government open space

Well I get to talking to them and they said they'd think about and let me know. So a few days ago they say yes that they will sell us some land........got me all excited........and then to find out that in that county they require a minimum of 35 acres to be sold to build a house on That land there is selling for $40,000 an acre........

So now I have to try to see if they will sell one of their rental properties that is already split off and tear down the house.......

I understand the reasoning behind the 35 acre rule........they are trying to eliminate to many people building in that town and over populating it.......it just sucks!! Oh well that's life I guess........

Sorry guys just had to VENT!!!

Land owners can sell land for what ever they want.

See if your grand parents will "give" the land to you (also avoids some death taxes).
In exchange you "help" them financially for a while.

Well we talked to them to see what they would do for us and basically came up with nothing.......dang stubborn old people!! They want the asking price for the land or they won't sell it. Said they don't need the money and they really don't want to give up that much land.

If it were "MY" grandparents, they'd probably work something out with me......but since it's my girlfriends grandparents they don't really give a hoot.

Hopefully they'd agree to sell me another property......but after talking to them I'm not gonna get my hopes up. The one I want to buy is where my girlfriend lived when we started dating.....has a pretty nasty old house on it but the land is great and the area is perfect, and has an amazing view of the Rocky Mountains.......which are only 5 miles away from there!!!!

Where is the 35 acre rule? I know up golden gate canyon, specifically crawford gulch they have that rule. They made an exeption for the fire house though!!

You also might look in gilpin county, if you don't mind the drive lots of decent houses with 1-2 acre lots for less than $200,000

Well we are planning on getting married.....and they know about it. They are just weird people and honestly I can't say that I really blame them for not wanting to sell, they have a butt load of money and don't really need it. But it would be nice if they did!!!

The town I'm talking about is Hygiene right up next to Longmont in good ol' crappy Boulder County. I live in Weld county right now which is where I'd like to stay....primarily for the 2.9 sales tax opposed to the 7.8 or 8% sales tax in Boulder County.

I'd consider moving somewhere father away.....but my office is in Longmont and I do all my work in Denver so that be one heck of a commute for me, plus my girlfriend works in Boulder. It just sucks, around these parts that want a bloody fortune for anything remotely nice w/ land.

Just wait, and eventually it will come to you! You'll find the right place at the right price!

If it does not fit like as comfortably as a pair of jeans then do not do it!!
Save your $$$ and bide your time until such!

Yeah I've been looking around for awhile now and haven't found exactly what I've been looking for so I'm just gonna keep looking......I'm in no real hurry to move, I'd just like to eventually. Wanna get back to the country life if you know what I mean!!

Start watching foreclosures in your area. There is gonna be a butt load of them and prices will come down significantly. Now is NOT the time to by retail. It's a buyer's market out there right now. Foreclosures are up 500%. As these empty homes hit the market they will drive down prices.

I'm not talking about east & left coasts. I'm talking nation wide.

Too many people have used their homes as an ATM and have no equity to sell. As the prices fall, and more people can't sell, the banks are left holding the bag and they will dump the homes to get rid of them, lowering prices even more.

Hold on to your hats boys & girls, this may get real ugly.

I've actually looked at them too........my co-worker does that as a hobby. Buys forclosure homes and fixes them up to rent out or to sell so he's been looking for me. The only bad part is that every single one that he has found so far has still been in town and nothing in the county with some land.

He did find two of them that had about an acre each, but the house was a wreck and the land wasn't worth a hill of beans. But I'm still gonna keep looking, never know what may POP up!! Thanks for the advice though Geico!!!

I'm seeing this starting to happen more and more here in the STL area as well.

It's amazing how many are here in Colorado.....Actually Colorado is number 1 in foreclosures I guess. Kinda sad really when you think about it......hate to be a bank!!

I'd say when that little event takes place her grandparent might be alittle more suseptible to the idea of parting with some of their land to their grand daughter and grandson-in-law. Maybe even as a wedding present. I gauranty I wouldnt give up any of my land to my daughter and a boyfriend. My daughter and a husband, you bet.
